Buying Property
Purchasing a home is an exciting time. We want to help you make it so. There are many properties for sale from which to choose, including those being advertised by us. We will direct you to all of the properties being sold in the area of interest to you, and guide you with local knowledge and our opinion, should you wish it.
We have extensive local knowledge which we will put to good use to your best advantage. There are always properties which sell but never make it on to the open market. We are uniquely situated on these occasions to let you know what we can see but you can’t, as Argyll’s longest established law practice and estate agents.
To enable us to help you we will require from you the details and perimeters of the type and location of the home you are looking to buy. We can then endeavour to match a property to your needs. When you wish to view a property, we shall arrange that for you. Just call us.
Money and Mortgages
To avoid disappointment, when you see a property you want to buy, you should have your funding arrangements in place.
Should you require a mortgage as part of your funding it is prudent to have your lenders approval and an idea of what amount they will lend to you. This is called a mortgage in principal. If you have not approached a lender then we are able to refer you to one of the local banks or building society or to an Independent Financial Advisor (IFA) who will advise you on what products are available to you. A financial institution can usually only sell their own products but an IFA can advise you on the whole of the market.
Making an Offer
You require a Solicitor to make an offer for you in Scottish Legal Form. We can do this for you unless the Law Society of Scotland Regulations prevent it, where we will refer you to another solicitor without delay. Where a closing date has been fixed or the property is advertised at a ‘Fixed Price’ time can be of the essence. Do not delay in speaking to us, even if it is just to explore the idea you have.
Money Laundering Regulations
We require to establish your identity, preferably, by obtaining your passport or driving licence and copying it. As a seller, we need your bank details to enable us to deposit the net free proceeds of sale into your account on conclusion of the sale and, as a purchaser, to establish the source of your funds for payment of the price at settlement. If we are able to do this for you at the outset then there will be no delays when it comes to putting in an offer for you.
